At Cinque Ports Lettings, we offer a friendly, professional and personal service to all prospective tenants. Our aim is to find you the perfect property to rent with the minimum of hassle.
Finding a property to rent
When you contact us for renting, we will ask you for some brief details about yourself and about the type of accommodation you are looking for. We then search our database for suitable properties for you to view. If you aren't in a hurry to move, we log your details so that we can contact you as and when suitable properties become available for rent. We recommend to start looking about a month before you wish to move, as quality rental properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.
- all our managed properties are Gas Safe certified, inspected for electrical safety, and for furniture fire safety
- all Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.
Viewings
Viewings for rental properties may be arranged to suit you, including evenings and weekends. A member of staff will be on hand to give advice and answer any questions you may have.
Reserving a rental property
You can reserve a rental property by paying a 'holding deposit', sometimes called a 'reservation deposit', usually equivalent to two weeks' rent. When the tenancy goes ahead, this deposit will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, the holding deposit will be refunded less our admin fee. However, if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application, the deposit may not be refunded.
References
To rent any property with Cinque Ports Lettings, you need to supply satisfactory references from your employer or college, a previous or current landlord, and also a credit reference report. In addition, we may ask for a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.
Rents
Rents are normally quoted by calendar month and are payable monthly in advance. As the tenant you are usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account or to your landlord's bank account.
Deposit
A security deposit of a minimum of one month's rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
